Negotiating my first house...


My friend is actually a realtor. Not his career of choice. He got into it to help pay for college. After college he tried a bunch of other stuff and always ended up falling back on real estate to make ends meet. He works in the Ewing/Trenton area of NJ so 90% of the houses he gets stuck with are basically crack houses. He does have a ton of interesting stories though. They are mostly about hobos banging in the houses he's listing but still interesting...
 
Said GF, who was easy on the eyes (duh), after more than a decade of being a "successful agent," I think in her best year, netted just over half of minimum wage. After getting pressured toward the "Big Mistake" after a couple of years, I thought to look through her tax returns as being bankrupt didn't really jive with her claims of amazing success in that field.

Poor soul would have made a substantially better living pouring coffee somewhere. Dog crap collector for the county park would have been a huge upgrade.

Needless to say, wasn't interested in getting hitched to a financial hole with no bottom. She had to go prospecting for gold, somewhere else.
 
Getting a Ford EVTM or "Wiring diagram" book is basically FREE, assuming you pay a reasonable price, lol
Because when you are done with it(or sell the vehicle it is for) you can resell it for what you paid for it

I know several realtors personally, one of them is VERY good at what she does...she absolutely earned every penny of commission she made on my house. I worked with her for 5+ years and looked at a bunch of houses in person before finding the right one, long story short but she truly went above and beyond.

Some of the others I know are just straight up lazy. They'll list a house with one picture, zero description and wait for a check to roll in. The ones who deal with foreclosures and fixer-upper houses are the worst. But there's turds in every toilet.

All that said you do NOT need a realtor involved AT ALL to buy this place. Real estate sales happen between private parties all the time. You will have to deal with a title company to do the closing paperwork, and they may or may not be helpful in the sale process - a good company will be helpful though. It would also be worthwhile to have a lawyer draw up the purchase agreement. None of that stuff is super expensive, it's just necessary to have all the right documents prepared correctly.

The house I mentioned that fell through did not involve a realtor at all. Actually the guy at my mortgage company was very helpful, he basically did everything that a realtor would have done, without the cost of a realtor. But that's not really applicable in this case for a cash deal.

My experience is Realtors are car sales people for houses. There are good ones and the used car lot variety.
