Septic tanks don’t go bad. You can pump them out (solids) and you can fix the Gusinta and Gusouta piping cheap if it even needs it. Google the configuration of the tank piping, usually $50 or less of 3-4” PVC. Cheap stuff you can do yourself.
What usually goes bad is the septic field which is usually nothing more than 6” perforated black abs corrugated flexible drain pipe. About 300’ run, zig zagged back and forth or looping the property and looping back on itself, for a 3-4 bedroom house. It needs to be almost level, but sloping down a teeny bit. It needs to be above the water table/groundwater level, but at least 2.5-3’ or more below the surface. You can put it in with a ditch witch in a day. Avoid where you might have to dig down and/or where surface water might leak in or septic water might leach out.
That assumes the old line/field is bad. If it just set up with sediment, the septic guys can run a high pressure reverse spray head through it and blow it out. If it has roots in it, this won’t work. If there’s any doubt, it’s only a few pennies more for the ditch witch and new line. That’s what I usually do.
& where is the house? Is it where the inspector will stumble up on you, or out of town? Do it on a Saturday....
my 2cents, hope it helps.
So here's the overall deal. I spent an hour or two in the house puttering about with the owners.
1). Roof is shot needs re done at least 30% resheeted.
2). Needs new sub floors hole in the roof leaks down and makes it sketchy where ya walk in some spots and it's not level ya know ya want flat and level everywhere ideally.
3). House was empty for 15+ years. So all plumbing and wiring needs redone. Can't trust it.
4). It's gutted no drywall anywhere in the place or insulation.
5). All the wood sideing is rotted and soft
6.) No gutters on the front of the house. Water ran off roof onto a cinder block porch and sat against the sill plate of the house. So when I rains it just goes right into the basement. Through a 12in+ wide hole.
7). The foundation walls in the front are pushing in a bit I think I could save it with rebar, concrete and a few days with a mini.
8). The whole house foundation could use waterproofed so visqueen and tar new drains/gravel.
9). There's an addition wall that's load bearing. From the bad roof it's let water run down this wall and rot it out a bit so the windows in the wall are both angled downward from the sag.
10) garage needs pushed over and burnt then rebuilt. Most it could be used for would be keeping building material dry. But I'd have to push it back up with my bronco and brace it up the toss a tarp over the gaping roof holes.
11) septic ass discussed above it's gotta be air-re-ate-er style only have .65 acres to work with.
12) the addition it's self has 2x12s or 2x10s spaning over 12ft and ones cracked long ways and it's sinking. So I'd have to rejoist it and add a brace the other way then jack up the roof with adjust-a-post knock out the wall fix the roof and set the house back down.
Now I know I'm missing some stuff but you get the idea here. Even after I have all of that done above I would still be short a furnace
