Anyone ever expanded a garage???


So lil_Blue_Ford, how much should I expect an estimate for something like this to run (roughly)?

Here is what I started with:

The existing garage was pretty short and narrow. My Ranger fits in it comfortably, but my Town Car can only be parked in it if you climb out the window.

I wanted to add on enough garage for another big vehicle, a ramp down from the house level to the garage floor level and room for work bench, riding lawn mower, tools, etc. So I added on 25 feet of width (13 feet from the existing driveway to the added driveway) and 12 feet of garage, by 49 feet deep (34 feet depth of the house and an additional 15 feet for a covered patio in back.

I tore off the existing gable over the single garage and replaced it with a larger gable over both garages. The rear has a matching gable over the patio.

The materials were $12,518.00 plus $3,200.00 for the 25x49 foot concrete slab, footed and poured. This also included an additional 85 bags of insulation to blow in to the original house / garage. The inside is mostly sheet rocked (including the ceiling) with peg boards for tool hanging. And an 18 foot long ramp down from the house (inside the garage).

I designed the addition myself. The original 100A breaker panel for the house was in the garage on the outside wall, next to the garage door. I replaced it with a 200A panel in the addition, moved all the wiring over to the new panel plus all the power in the addition. Got some friends to help put up the rafters - the rest was pretty easy.

I'd need some dimensions to work from (depth of the current garage, height from floor to ceiling, and how wide you want the addition to be) and a lil time to run the numbers. Just taking a stab in the dark at it, I'd say you'd probably be a lil less than what Legend's garage addition ran him, but it's kinda hard to tell until you run the numbers for materials, I'd have to get a quote on the correct size trusses (assuming it wasn't a stick-framed roof), so I'd need to know if they're 2x4 or 2x6 trusses.

lol, yea, that's a bit more than I thought he did (I couldn't view the pics either without facebook - I have one, just don't use it much). I'd say it's probably likely what you want would come in a fair bit cheaper, maybe around 8ish (I just threw some very rough numbers together, I'd need some measurements and call for some current prices to actually get a proper number.

I spent today playing with electricity, lol.

how far away is the neighbor's house on the garage side? in addition to the minimum distance from the property line, many jurisdictions have a minimum distance between dwellings. we have a 10 ft minimum, that means if the neighbor's house is 5 ft from the line, I have to stay 5 ft from the line too.

One of the big expenses was $3,500 worth of vinyl siding / soffet / facia to match the rest of the house.

The electrical was about $750 because of replacing the main breaker panel with a big one and putting in 15 inside and 5 outside outlets with most of them on separate circuits.

I also replaced the old garage door and opener so they would be matching, $500.

Jim, if I was going to do it starting with the one in the pic, I would just pour a slab to widen the existing garage, extending it out in front enough to make it easy to pull into the garage - maybe 20' additional??? Then just move the existing end wall to the edge of the new slab, fill in the back side wall piece add enough roof to fit the added width, put in a double garage door - 22' or perhaps 24' if you want some extra room and I'll bet you could do it for under $5,000. Maybe under $4,000. And if you can find a used double garage door (quite likely) maybe less than that.

Materials must be cheaper out in Kansas, lol. The concrete slab would probably be around $2k around here for something 16x30 or so.
 
I'd definitely want to do as much of it myself with help from my friends as I could.
