Well now we are going to start doing background checks and calling ALL their references. I will do my damnedest to prevent from ever happening again.

It's unfortunate but that's the way to do it. Maybe take a bigger security deposit too. You know what they say, "An ounce of prevention is worth a pound of cure."

A friend of mine had a renter who always paid the rent on time never complained and when they left he went into the house to find 10 inches of dirt no plastic in every room. Was a pot growing outfit when the floors start to crumble they move out. Put walkthroughs in the contract and check your property regularly to minimize any damage.

The person is on site ie we rent out over basement for extra cash.

I found this out recently. A fellow employee had rented out his house and everything was fine up n till 8 months ago when the guy quit paying the rent so after about 4 months of none payment the owner files for eviction. The judge said the man could stay and that there was no recourse for the home owner. TRUE STORY. Now my fellow employee has allowed the house to go it to foreclose with the bank. Ruining his credit, losing his house. Now it’s the banks problem

Since I originally posted about this, we have decided not to rent it out for a while. It has been nice with the 2 of us.
