It lays fairly tight on the vertical ends against the block. The top and bottom do have a small gap that I have never worried about yet. You can put some sort of wisker strips on the top and bottom. I was looking at putting a regular rubber door seal on the bottom. And I believe they do make a metal deflector to go over top of the track and top of the door. But mine has a fairly deep overhang, so I don't have to worry about weather getting in.
 
The building is staying. It's either getting height added to the wall and a new roof, or a garage addition with a taller ceiling.

I have you decided your square footage requirement for the higher ceiling? Do you need the whole building raised or just a section? Was it decided you could keep the old roof structure any place you did not need extra height? That would help with the cost correct?

My magic formula for quotes to customers is generally 3 to 4 times material costs. That covers materials, equipment upkeep, rent, various insurances, labor, the government cut, and if anything is left over, some profit.
I do exteriors; siding and reno's.

I don't know what news you listen to, but the news people I listen to are saying the economy is out of wack right now. Lumber and building materials are very high, and people are moving out of the cities, every house in my area that comes up on the market is sold in a matter of days. If people are building instead, the contractors are probably naming their prices and getting them for building. They are expecting all this to crash soon, but don't exactly know when. The housing market is hot, but the business loan side of things has all but shut down. They expect the value of the dollar to sink to new lows. And it may not recover like it did in 2008.

So the guy said:

"Do you have any local trades? Masons, framer, roofer? That’d be the cheapest. Just some quick math puts the framing and roof at $50k ballpark. What is your budget?"


My math was:

$3,500 for new trusses (priced 20' trusses online.
$3,200 for sheathing plywood
$6,000 for roofing
$500 for block
$unknown mortar
$1,500 garage door
Unknown is demo and removal of old roof and ceiling.

My math is $14,700 for materials. I thought the first guy just quoted $50k because he didn't want to do it.

It's really looking like the only way that roof is getting raised is if I do it myself.

Removing the building would clearly be costly. Strangely enough the 1st guy said it would cost $4,000 to re-shingle the roof, which I thought was actually cheap. Fortunately the roof doesn't seem to be leaking anywhere.

I'm really getting the idea that I'm going to have to have a garage built. Probably 24x30 metal garage.
 
30x40 Morten building with a 9' door and a nice cement floor (so @Uncle Gump/@ericbphoto doesn't make fun of my floor anymore) for my dream shop.
