Business opportunity


Yeah...it would have to be a family deal requiring relocation....I am staged here waiting to move the rig and testing a pipe handler in Illinois.... Kim wasn't outright against it ...just thinks the logistics are in time front untenable.

But it appears there is zero shop or homestead existing. I will have to visit the area to get a lay of the land.

Crack off to just even I figure is 130 to 150 year. That is thin. Just bad timing as I am in the middle of my current deal. Don't think I can pull off both. Like I said...14 months and I would be ready to go if it's risk positive. Could already be sold for all I know.

And who knows, maybe by the time you are ready they will be getting hungry wanting to offload it too.
 
80 acres is very small. My buddy had 80 acres of open prairie... you can walk the entire perimeter in an hour or less just for context... that would get awful crowded in a hurry. If a guy could double or triple the area without doubling or tripling the price, it would be lot more attractive. And a place to live/wrench would be a deal breaker.

Price doesn't seem way out of line these days just for the land, I am not familiar with SC at all but if it's in a halfway desirable place then it'll sell fast and probably to a developer. 80 acres here in the Black Hills would not be $1.7mil... more like 17.1mil...or more.

I would wager 5 million to double it...and it would still be too small.

I wonder if there is pressure to quiet the area and get it out of there. Definitely worth more to build houses in there.

In the middle of nowhere Kansas they had a heck of a time finding a place for Kansas Rocks because the neighbors of various places they would find were very anti off-road park.
 
The biggrmest issue I know they've had with neugh ors was mud getting drug out onto the county road on wet weekends. The present owners have worked very hard on mitigating that through covering the parking area with stone, enforcing/encouraging use of the wash station and staying closed when it's extremely wet. It has seemed to me tjat they don't close as often for wet weather any more. So, I believe they have made great progress on that front. There is one black diamond trail that is extremely close to a neighbors property line. They used to keep that one closed except for special occasions because people would go off-trail across the property line occasionally as a bypass.
 
If i had 1.7 million laying around....

You can get that much money and more in a heartbeat. Just say it’s a combination illegal alien community, homeless shelter, Somali daycare, and you provide meals to the less fortunate. They’ll give you a billion!

Blue Holler is 168 acres I believe near Mamoth Cave KY . Its always packed on the weekends. Its kinda similar being nothing else within 2 hours. They have vehicles stuck in their parking area. Its horribly trashed and unmaintained. Some days the green trails have ruts that make them blacks. The bottoms becomes a giant mud pit every rain. They have SxS rentals and you can camp anywhere in the parking. They have a big event every year called Redneck Rumble and host some buggy races. That being said I think if you had the chance it could make a great investment. If they can keep people coming to that crap hole open. A nice place should make whether it's small or not.
 
I know them, but not well. Gulches is run by family, Greg, Jenny and their son, Brandon and his wife, Denise. Sa couple other locals/park regulars help out as needed. It's a family atmosphere. I don't know what the actual plat looks like on the map. It would be good to add some acreage in order to expand camping facilities. They currently only operate on weekends (fri-sun) and most holidays. Opening it up to 7 days a week might add some revenue. The lower end of the park floods during prolonged heavy rains. There are some food trucks that show up for special events.

As I mentioned, it's the only park around, really unless you go to WindRock. There is another interesting business "around the corner". https://www.sawmillttc.com/ that could also probably benefit from having camping and a general store with restaurant nearby. It's a few miles back to the nearest little town/village.
That one would require maintaining various firearm instructor certifications and a lead remediation and maintenance plan.

The latter can get pretty expensive. A good number of firearms related clubs and facilities are starting run into and needing to worry about such things. It may just be a PA thing but something to put into consideration. The VFW I belong to had a pretty hard go of it for about a year and a half to two years because the PA Department of Environmental Protection came knocking on their door. Other places have experienced the same.

Also, if the range ever gets shut down permenantly, it is now considered a toxic waste site and would have to be cleaned up. About 3 feet deep needs to be hauled away to a special land fill, if I remember everything correctly.

Insurance coverage is also getting harder to find and premiums are going up.

One would really need to feel the passion to take such a location and business.
