Business opportunity


Yeah...it would have to be a family deal requiring relocation....I am staged here waiting to move the rig and testing a pipe handler in Illinois.... Kim wasn't outright against it ...just thinks the logistics are in time front untenable.

But it appears there is zero shop or homestead existing. I will have to visit the area to get a lay of the land.

Crack off to just even I figure is 130 to 150 year. That is thin. Just bad timing as I am in the middle of my current deal. Don't think I can pull off both. Like I said...14 months and I would be ready to go if it's risk positive. Could already be sold for all I know.

And who knows, maybe by the time you are ready they will be getting hungry wanting to offload it too.
 
80 acres is very small. My buddy had 80 acres of open prairie... you can walk the entire perimeter in an hour or less just for context... that would get awful crowded in a hurry. If a guy could double or triple the area without doubling or tripling the price, it would be lot more attractive. And a place to live/wrench would be a deal breaker.

Price doesn't seem way out of line these days just for the land, I am not familiar with SC at all but if it's in a halfway desirable place then it'll sell fast and probably to a developer. 80 acres here in the Black Hills would not be $1.7mil... more like 17.1mil...or more.

I would wager 5 million to double it...and it would still be too small.

I wonder if there is pressure to quiet the area and get it out of there. Definitely worth more to build houses in there.

In the middle of nowhere Kansas they had a heck of a time finding a place for Kansas Rocks because the neighbors of various places they would find were very anti off-road park.
 
The biggrmest issue I know they've had with neugh ors was mud getting drug out onto the county road on wet weekends. The present owners have worked very hard on mitigating that through covering the parking area with stone, enforcing/encouraging use of the wash station and staying closed when it's extremely wet. It has seemed to me tjat they don't close as often for wet weather any more. So, I believe they have made great progress on that front. There is one black diamond trail that is extremely close to a neighbors property line. They used to keep that one closed except for special occasions because people would go off-trail across the property line occasionally as a bypass.
