As the title says I'm house hunting. Really I was land hunting I'd like to find 5-10 acres of wooded land in my area for a reasonable price. So far I've exhausted every real estate agent web site and have found nothing. It seems the only acreage people are selling is clear cut, or very small (less than 1 acre) the few locations I have found that fit what I want come out to be 6K+ per acre (which is high for around here, and some got close to 10K) or is more land than I can afford and the owner won't divide it.

So while looking the other day I spotted a Log Cabin sitting on a little over 7 wooded acres. It's a 25 year old, 2 story, 1350sf house. It has 3 bed rooms 2.5 bathrooms. Living room w/ stone fireplace and hearth (wood or gas). All rooms have ceiling fans. It has a 220sf front porch, a 726sf tri-level deck off one side, and a 92sf back porch w/127sf deck. It has a paved driveway and double car port w/adjoining workshop (probably 10x10 or 10x12). It has a new roof, new hot water heater, 2 new Central Heating and Air units (upper/lower), and new wet pump in the well. Oh and no sheet rock inside the house. Only thing gas in the house is the gas logs in the fire place. according to them the heating bill (assuming this means electric bill) runs about 250 during a couple months (hotter month), with closer to 150 being the norm. They are asking $130,000 price negotiable, hoping maybe get it down to 115 or 120.

Given what I've seen for sale I've got 2 other options. Option 1. Buy something else closer to town with .5-1 acre of land, that'll run 100K-150K price range. Option 2. Find 5-10 acres in my price range and put a manufactured home on it. There you are talking anywhere from 67000-130000 (what I want would likely be on the higher end). That range isn't taking into account building permits, well, sewage system, etc. it's just for the land price plus manufactured home price.

So 115-130K for this log cabin -vs- 67-130K (plus additional fees) to build. If I build I'll be getting what I want not whatever I can find so it'll probably be more on the 130K end, after the additional costs it'll probably be more like 140-150K. I refuse to only have one acre of land so that's out. Also the places like I want are going to do nothing but go up in price, so I don't want to wait very long.

It's such a problem trying to figure out what to do.
 
so what do you personally think of the log cabin? you like it??
 
Man, that sounds pretty sweet to me, aside from the heating bill. Guess I got spoiled out here, but then again $130,000 would only get me a run down meth lab.

The house looks great but with all their stuff in it it does seem kinda cramped. I think it was bigger than it appeared but since they are in the process of moving they have boxes of stuff everywhere stacked. Area wise it is bigger than the house I live in now and there's 4 of us there, but it doesen't feel as large.

I'll try to get pictures next week.
 
7 acres with log cabin for $130,000,sounds good to me josh.with this housing market you should be able to bargain with them.

$250/month for a 1300sqft house? Sounds a bit high to me.... Does it have central air or are they window units?

Sounds like a deal to me (sight unseen). If it is private enough (can't be seen from the road) I'd jump on it...

that cabin does sound nice! decide after you see what it looks like without all thier garbage all stacked up inside.

Damn you guys and your cheap houses.....I paid 160k for a condo, let alone a house with a yard. I'd jump on it if it was anywhere near here, but anything resembling that within an hrs drive is in the 500-800k range.....

Does it really have a hot water heater? Mine heats cold water...
Many houses in colder climates heat with hot water via a boiler and radiators. Hot water heat.
