4.0L Engine oil Leak-Maybe?

I have pulled the 4.0L engine and have been cleaning it for a swap into my 86 beloved B2. It had a lot of oil/dirt on one side due to an oil leak from the RH valve cover. I also noticed a wetting of oil under the front oil seal. I am not sure if this is normal. It did not exhibit any dripping. Should I replace it?
 
While you have it out, replace as many of the seals as you can, the rear main seal especially, as you have to pull the transmission and all the parts on the rear of the engine to replace it. The timing cover seal should not be weeping, leaking or show any sign of oil. The valve covers gaskets can be done in the truck, but are easier to do when the engine is out.

How difficult is it to change the front oil seal? I see in the shop manual that a crankshaft damper removal tool is needed.
 
I have noticed in the shop manual that there are two seals in the front. One is called the front oil seal and the other is called the front cover oil seal. Do I need to change both seals?
