Anyone looking for a new career? A different business opportunity? This is the "local" ORV park I occasionally go to. It's small. But well-established and the only thing available for miles and miles and miles.

Yeah, not exactly a small chunk of change and I doubt most people would qualify for a mortgage of that amount, let alone afford the payments.

That would be more of a business loan than a normal mortgage. It's a whole different world - need a good business plan.
 
Why not you? Might need a partner for financial reasons, but you certainly have the skills and a sense of what might work.

Edit: I'm being serious here. Run some numbers and see if you could make it work as a sort of semi-retirement plan?

on the surface there is not enough camping. its an expanding area so putting in 10 mini house/cabins more likely with laundry and a restaurant if the area would support a new restaurant is the only way i can see me living there...

assuming you can wrench out of there and sell parts and run sxs ect... that looks limited as well.

I know them, but not well. Gulches is run by family, Greg, Jenny and their son, Brandon and his wife, Denise. Sa couple other locals/park regulars help out as needed. It's a family atmosphere. I don't know what the actual plat looks like on the map. It would be good to add some acreage in order to expand camping facilities. They currently only operate on weekends (fri-sun) and most holidays. Opening it up to 7 days a week might add some revenue. The lower end of the park floods during prolonged heavy rains. There are some food trucks that show up for special events.

As I mentioned, it's the only park around, really unless you go to WindRock. There is another interesting business "around the corner". https://www.sawmillttc.com/ that could also probably benefit from having camping and a general store with restaurant nearby. It's a few miles back to the nearest little town/village.

I’ll assume they are running a gross revenue of around $300k to $500k with their current weekend only rates. Could easily be $1m plus if you added week days, and additional amenities.

Problem is, even if you keep the 3 days a week schedule, you’ll probably need some employees, unless you have a bunch of teenagers to work for free.

$500k can get eaten up fast if you don’t have a plan.

I would need to look at their books before deciding if it was a good deal or not, but it seems like it has a lot of potential.

It is small. But it packs a punch. If I was going to get it, part of my business plan would include attempting to buy out neighboring properties. And, in the pre-buying phase, try to find out the likelihood of neighbors selling.

It really depends on what you want with it.

For a weekend gig and something to do what it is probably works.

To actually sustain like actual real paid employees I think it would need to grow a lot.
