Buying my first home.


The bank won't even consider the value of the mobile home into your financing since it is so old. They will only consider financing up to what the land is worth. At least that is what I have run into in my current search for a residence.

That's the main thing I'm worried about.

Either way they told me I have to pay my current loan off first. Only have 1200 left to go so it looks like it's gone on payday next week.
 
Checked it out the other day, it could use some new carpet (it has that short crap from way back when) and the kitchen could also use some new linoleum flooring. I would own all the way from the stream to the upper set of trees on the property, which is quite a long ways. (2 acres total)

The garage also turned out alot better than I had thought it was. I'm not sure why it looked so small when I first drove up there. It's a decent two car garage, I could probably fit two fullsize trucks in there. It also has a workshop attached on the left and a lot of room on the right if I wanted to add on. There's also two other sheds, one smaller one and a medium sized one near the trailer. I might tear the one down it's rather rickety.

Could use some new cabinets and a better range too.

Other than that and a few issues that I would want to fix it's an amazing property. Very scenic and I'm sure I'd love the quietness of the road after living on a highway for 20 years.

The previous owner was a disabled veteran, which explains the wheelchair ramp and other accessibility features. He was recently taken in at the Veterans home here in Oxford NY. It's a very nice facility, my fiancee did her CNA training there. All of the funds from selling the property go straight there to assist with his care/comfort. So it's hard for me to haggle on it but I'll have to anyway.

Since he's no longer living on his own there are a lot of items that his family is leaving with the house. I spotted a nice lawn tractor in one of the sheds, I'm not sure if they're taking it or not but I hope they leave it haha.

On to phase TWO.

sorry, but mobile homes suck ass. they're tiny and are low quaility. I i were you I would save up for a real house.
 
There's nothing around here in a location I want, and I plan on building my house. The trailer is temporary.
 
not to throw you otu in the middle of nowhere, but try Wellsboro and Mansfield PA, Tioga County in general, its 30 minutes or less from NY and its land is fairly cheap.

Well a place came up for sale that fits the specs as to what I want my home after the trailer to be, so I'm gonna try to skip the crappy trailer section of my life.

It's an older home that looks to be recently remodeled with a nice addition. It's origionally a farm house from 1870. Sitting on 12 acres out of town. No garage, but it has a three story barn with a steel roof.

I haven't looked at it yet, but from what I'm told it has a stream off to the back that may be a water issue. I could address that very easy as my land would suround it so I can trench it out nicely if need be.

The listing states that the owner may be willing to part with some of the furnishings, which is nice as it's my first place.

Being located a few miles from the town I work in, and only about 40 from my fiancee's college is also a plus.

Unfortunately it costs roughly three times what the trailer I checked out does, but being a house I can get it with a much lower down payment. (Manufactured homes require 20% minimum)
