I too would say strip it down. get a few potato forks, and a dumpster and have at it with a few buddies.

Make sure to replace all the flashing and drip edge and new felt.

In 1999, I helped a company do the roof on my house that I had in IL, it had a fairly large and steep roof. we stripped 4 layers of shingles (the bottom one was the original 100+ year old cedar shake shingles) we then had to completely redeck the roof. I helped strip the old roof off and that saved me 400 bucks off the labor cost. I can't remember what the actual size of the roof was I am thinking it was 20 squares, but have slept since then :) the cost after the labor deduction was $4000. This was just replacing with 25 year 3 tab shingles.

Last year I had someone tear off and reroof the house that I bought last year here in IN, that was part of a 203k loan rehab but they quoted $4500 for the roof, and I have the 30 year architectural shingles. This roof was a much less steep than the house in IL and much smaller as well.

you may want to consider getting a price of a metal roof.. just put one on my step dad's house and they guarantee the metal for 40 years.
This is great advice. I put a metal roof on my shed, and it's awesome. When these shingles take a dump on mine, I want to do metal. I'm probably within 5 years of that, and the butthole that lived here before me redid the entire roof (20 year shingles, plywood, and trusses) in 2001. His nail gun must have been a HF gun, because lots of the shingles have blown off due to the nail punching through it. Luckily my brother knows a thing or two about roofing, and has "hooked a brutha up" on repairing it for me. It's been through 3 or 4 hefty windstorms this winter, and no shingles hit the turf **crossing fingers**.

Does this house see much snow? The only thing I would do is add some of the snow fence stuff if it does. Otherwise, that's awesome.

My brother paid 16,000 2 years ago. That included new sheeting, gutters, and 50 yr shingles.
But hey, it's California. Where every thing is expensive.
When I lived in California my roof had clay shingles.

Jim, if there is nothing leaking just keep an eye on it. Even though it's ugly, it's still doing its job. When you do replace it, do it right.

Regular 3 tab shingles are 3 bundles to a square. A square is 100 sq feet. Measure the roof and add 20% for waste. From the looks of the shingles , you may want to consider venting the attic. If it is a simple A roof, it should be easy to strip and re-shingle. That is a "walking " pitch.

As most of the other guys have said, definitely strip it down to the deck. No contractor where I live would ever shingle over an old roof, no matter how good condition the old material was in.

Also, spend an extra $100 or so and start the underlayment layer with Ice and Water membrane. This is a self adhesive flexible material, 3" wide, 30' roll that is installed at the eaves and seals the nails from the shingles when they are installed. Helps prevent damage if you get one of those weird Ohio winters where ice dams like to form at your gutters. Cheap insurance, IMHO.

Don't use 3 tab shingles, get the architectural/dimensional shingles that are standard in the roofing business these days and also install a shingle-over ridge vent.

I did my own house back in 2008 using the above materials, cost me less than $1000. I even saved on the tear off by carefully removing each old shingle one at a time, stacking them in the Ranger, and driving them to the dump....disposal cost: $35. :yahoo:

We've been really lucky so far that ice isn't much of a problem for us on this roof. we put bubble wrap down under the steel that has a reflective silver color for insulation (not that it helped but had it left over from another job I done)..
As far as snow goes this roof is so steep that I'd say 70-80 % of the snow blows right off. and since that pic has been taken I've installed the heat tape you see on some roofs that he turns on if it's cold enough outside to freeze up the gutters.

Hey Jim, one other thing you may want to consider is using your home owners insurance. My Father-in-law had a bunch of shingles come off in a wind storm, and his home owners gave him $3,000 to replace the roof.

^+1 on this advice. My dad used to work for his carpenter dad and is a perfectionist. I've done a few roofs and we'd start out with one shingle on each end of a row and pop a chalk line to keep them straight. After he would get the first row on, he'd nail a 2x4 on it so if he started sliding down the roof, he'd hit the board to stop him from going over the edge.

I'd go metal. It looks good and can be done pretty fast. Plus no stripping. I've done some sketchy looking roofs with metal and they still look good with no leaks

Depends on the type of shingle... 3 tab are usually 26, architectural are usually 22. Every time I have done a roof we use 4-5 nails per shingle.

I apologize for dragging back an old thread but I've still not got mine done (weather is not co-operating) and I have another question I thought I would find elsewhere but did not. Does anyone have any idea how much a pack of shingles weighs? I only want to make one trip to the dump and my trailer will only hold so much weight. I was also curious if Jim got his done yet.

Depends on which type of shingle you go with.

The 3-tab shingles, I would estimate at 70-80lb. While the architectural bundle somewhere around 90-100lb. I've never actually weighed a bundle so I can't say for certain.

a couple of years ago I lucked out, the 20year old original roof with 30year shingles was starting to show it's age and I was on the receiving end of a halestorm with tangerine sized hail....

The insurance adjuster took one look at the gallon ziplok bag of hailstones that I saved and the roofers doing the house across the street to repair damage to their roof from the same storm and at the hood of my 98 Escort that was then dimpled like a golf ball and signed off on the job.
